What changed on 1 August 2025?

Under the new Property Law Act 2023, the responsibility for a seller’s disclosure statement is mandatory before a buyer signs a contract. If a Form 2 is missing, incomplete, or contains even a minor technical error, the buyer may have the right to terminate the contract at any time prior to settlement.

What exactly is a Form 2?

It is Queensland’s mandatory document disclosing all key property details—from zoning and infrastructure to pools and disputes. It replaces the old patchwork of verbal disclosures and is now the single most critical document for securing a binding contract.

Why shouldn’t I just draft it myself? 

High risk, low reward. A single typo or missed checkbox may allow a buyer to terminate the contract, costing your commission and exposing you to professional indemnity claims.
