A Form 2 is Queensland's mandatory Seller Disclosure Statement, introduced under the Property Law Act 2023. It consolidates the key facts about a property — title, zoning, infrastructure, certificates, encumbrances, and disputes — into a single document the seller signs and the buyer relies on. It must be provided to the buyer before the contract of sale is signed.

The Form 2 is delivered within 4 business hours of receiving complete instructions and payment. Orders placed before 11am AEST are delivered the same business day. Orders after 11am are delivered by 9am the next business day. If we don't deliver within 4 hours, you pay nothing.

Under the Property Law Act 2023, an incomplete or technically incorrect Form 2 may give the buyer the right to terminate the contract at any point before settlement. The risk extends through to the day of settlement — not just the cooling-off period.
-
The Form 2 itself doesn't require a solicitor — it can be prepared by a specialist disclosure service. ConForm2 is built exclusively for that purpose. We prepare one document, for one property type, to one standard — and that focus is what makes 4-hour delivery possible. Solicitors typically prepare disclosures as part of a broader conveyancing engagement; ConForm2 is a dedicated alternative engineered for off-market and high-value transactions.
-
Sellers can prepare their own Form 2. The risk, however, is concentrated. A single missed certificate, an incorrect title detail, or an unchecked box can give the buyer the right to terminate the contract at any point before settlement. The cost of one error is the deal — and potentially a professional indemnity claim.

ConForm2 contracts directly with your vendor and prepares the disclosure statement. Your role is to introduce us. The legal relationship for the document sits between us and the vendor — not your agency.
-
Around 15 minutes. The questionnaire captures the property details we need to prepare the disclosure. It's a structured online form your vendor completes at their own pace, and the 4-hour clock starts the moment they submit it. If they have a question while completing it, our team is on the phone.

On 1 August 2025, the Property Law Act 2023 came into effect, introducing a mandatory Form 2 Seller Disclosure Statement for Queensland residential property sales. Sellers must now provide a completed Form 2 to the buyer before the contract is signed. If the disclosure is missing, incomplete, or contains a single technical error, the buyer may have the right to terminate the contract at any point before settlement. The Form 2 is now one of the most consequential documents in any Queensland sale.
-
Yes. The Form 2 requirement applies to every residential property sale in Queensland, including off-market and private treaty transactions. There is no exemption for off-market deals. ConForm2 is engineered specifically for this segment — the 4-hour delivery guarantee exists because off-market deals cannot stall for compliance.

Payment is processed securely through Stripe at the point of order. All major credit cards are accepted. Payment is required before the disclosure preparation begins.
