The Form 2 is Queensland's mandatory Seller Disclosure Statement under the Property Law Act 2023. It captures the key facts about a property — title, zoning, infrastructure, certificates, encumbrances, and disputes — and consolidates them into a single document the seller signs and the buyer relies on. It must be provided before the contract of sale is signed.

The Property Law Act 2023 came into effect, requiring sellers of Queensland residential property to provide a Form 2 Seller Disclosure Statement before a buyer signs a contract. If the disclosure is missing, incomplete, or contains a single technical error, the buyer may have the right to terminate the contract at any point before settlement. The Form 2 is now one of the most important documents in any Queensland sale.
